Even the language in mobile home insurance is different from site-built homeowners policies, as an example, the term “Comprehensive Coverage” doesn’t show up on site-built homeowners insurance policies, while it is the standard language found in mobile home insurance policies. This is important to you because it can potentially cause problems for insurers who aren’t familiar with the differences between the two types of coverages. And if they choose wrong, then you can end up with a policy that doesn’t give you what you’re expecting to get.

Flood Insurance
The ocean’s beautiful, as long as it doesn’t find its way into our home! Flood insurance is needed by almost everyone who lives in Texas. It’s like the old saying, “If you don’t like the weather in Texas, just wait a minute.” You never know you need it until you REALLY need it.
We’ve all seen the video on the news about the unexpected cloudburst that has hundreds of motorists trapped, roads that look like rivers, cars floating down what was a small drainage ditch.
And at times like these, we all assume that we are covered should the flooding affect us.
10 interesting facts about flood insurance:
- Flood insurance in most areas is VERY affordable – sometimes as low as $150/year, except in certain areas – especially coastal areas – that are prone to heavy flooding
- Standard homeowners insurance does NOT cover flood damage. Don’t let this be an unexpected surprise AFTER disaster has struck. Ask your Insurance Agent to explain your homeowners insurance to you, and ask about flood insurance. If Antler Insurance is your Agency, then you will probably not have to ask, because we assume that everyone needs it. But do your part and make sure you have the coverage
- Flood coverage is different in that it is available in the form of a separate policy from either the National Flood Insurance Program, or from some private insurers. The Antler Insurance Agency will strongly recommend that you get this coverage
- The NFIP policy provides replacement cost coverage for the structure of your home, which will pay to rebuild your home to the way it was before the flooding
- NFIP flood coverage will only provide actual cash value coverage for your possessions. Actual cash value is replacement cost less depreciation. The older your possessions are, the less you will receive. There may also be some limits on how much will be paid for furniture and other belongings that are stored in a basement (which of course is rare in Texas)
- Renters! Yes you can get flood coverage, and like standard homeowners insurance, it is not typically included in those policies. You need flood insurance, especially if you live in a designated flood zone, but as we all know – In Texas, it can flood virtually anywhere
- Warning! There’s a 30-day waiting period on all flood coverage. Don’t wait until you see those thunderclouds roll in – that’s too late! Get your coverage as soon as you purchase your home or move into a rental property
- Additional coverage may be available. Some private insurers provide additional protection for people who need more than the standard coverage; and for those who live in a community that does not participate in the NFIP. Depending on how much coverage you purchase, the excess flood insurance policy will cover damage above the limits of the federal program on the same basis as the federal program; Replacement cost for your home; and replacement cost less depreciation for your possessions
- Designated flood zones/high risk flood zones can get excess flood insurance; but may need to be purchased from specialized companies who provide this product. The Antler Insurance Agency has access to all those programs
- Flood insurance is not available in some areas – Your Agent can tell you if you are in a covered area
Bottom Line – Don’t be caught without flood insurance! Just about everyone should have it. It’s inexpensive, and extremely valuable when disaster hits!

Recreational Vehicle Insurance

Motorcycles
We’re glad you’re looking at insurance and carefully considering your coverage. So what kind of coverage do you need for your bike?
- Bodily Injury & Property Damage Liability: BI/PD covers you if you’re at fault in an accident where either other people were injured and/or there was damage to others’ property
- Comprehensive and Collision: This coverage pays to repair or replace your bike if it’s stolen or damaged in an accident, even if you are at fault. For each coverage, you can select the amount of deductible you’ll pay, out of pocket. Your insurance company will pay for the rest
- Uninsured, or Underinsured Motorist: If you’re in an accident that’s not your fault, and the person who is at fault doesn’t have insurance, or doesn’t have enough insurance to cover the damage to your motorcycle, your insurance company will cover the difference
- Medical: This will cover the cost of necessary medical care you receive if you’re in an accident, even if it’s your fault. This is typically limited to a specific dollar amount, is usually limited to the first three years after the accident, and may apply only after other medical insurance is exhausted. We’ll help you find the right policy and carefully explain these issues to you
- Custom Parts & Equipment: When you purchase comprehensive or collision motorcycle insurance coverage, many of your custom parts and equipment will be included. Additional coverage for accessories can be purchased to cover parts and accessories that cost more
- Roadside Assistance: If your motorcycle breaks down on the road, Roadside Assistance Insurance will pay to tow it to the nearest qualified repair facility. It also covers the necessary labor costs at the place of breakdown, when your motorcycle or of-road vehicle is disabled to any of the following:
- Mechanical or electrical breakdown
- Dead battery
- Flat tire
- Lockout
- Insufficient fuel, oil, water or others fluid shortages
- Stuck in mud, sand, water, or sand within 100 feet of the roadway
So how does ATV insurance differ from motorcycle coverage?
If you’re a hunter, fisherman, camper or rancher, you want to be covered if your ATV is stolen or badly damaged. We’ll make sure you get the coverage you need on your ATV, so you don’t lose the usage of it any longer than absolutely necessary. Like Motorcycle Insurance, you’ll need:
- Collision
- Comprehensive
- Bodily Injury & Property Damage
- Uninsured/Underinsured Motorist insurance

Boats & Personal Watercraft Insurance (PWI)
Fishing, skiing and boating are well-established Texas pastimes. Yet all too many people fail to realize just how important it is to make sure that their watercraft are properly insured. There are approximately 600,000 Registered Boats in Texas! For the most part boating and riding other watercraft is a great way to relax and have fun with your friends – Whether you’re on a sailboat on a beautiful day; driving a high-powered boat or jet ski, or operating a small fishing boat – It’s a great way to enjoy Texas.

Boat Liability Insurance
Nobody goes out on the water with the intention of hurting anyone else, or of getting hurt themselves. But should it happen, are you prepared to lose everything you have? It’s simply not worth the risk when boat liability insurance is so inexpensive. What does boat liability typically do for you?
- Pays medical expenses up to the limits in the policy for you
- Pays medical expenses up to the limits in the policy for your resident relatives
- Pays medical expenses up to the limits in the policy for other occupants of the boat injured by an accident arising out of the ownership, maintenance, or use of the watercraft
- Covers your legal liability for an accident that involves injury to another person, or damage to others’ property, up to the limits selected in your liability policy
- Pays for the cost to replace or repair damaged property and other damages you are legally obligated to pay
- Covers the medical bills and wage loss incurred by any injured person as a result of the accident. Note: You can purchase minimum Bodily Injury/Property Damage limits, but limits are available up to $500,000 Combined Single Limits (CSL) for boat insurance policies. Here is what it means if you chose minimal limits of “15/30/10:
- No more than $15,000 would be paid per person for bodily injury
- No more than $30,000 would be paid per accident for bodily injury
- No more than $10,000 would be paid per accident for property damage

Liability & Umbrella Insurance
Everyone knows a little about liability insurance, but very few really understand the terms “Liability” and “Umbrella”.
Simply put, your homeowners and/or automobile insurance may fall well short of the coverage you really need. Each of them have maximum limits that simply might not be enough to protect your assets should you be sued.
If you are in an accident in which you have been found negligent, or if someone is injured on your property, your other coverages can limit out pretty quickly.
In other words, if someone sues you and the cost of litigation and/or settlement exceed the amounts of coverage you have on these other policies, the people that sued you may go after you home and other assets.
Personal liability, or umbrella policies are for people of all income levels, not just the rich. While wealthy people are advised by attorneys and their financial advisors about personal liability insurance, most others are not aware of the need.
These types of policies are also frequently referred to as Excess and Surplus Policies. Here’s why:
Umbrella liability insurance policies cover damage claims that you are liable for – Over and above the amounts of coverage you have in your other policies. And your liability insurance provider will require that you carry basic liability insurance coverage. The personal liability insurance policy kicks in after your other liability coverage (homeowners, watercraft, automobile, etc.) runs out, and will cover the difference up to the limit of your policy.
What does it typically cover?
- Personal injury or property damage claims that were caused by you, members of your family/household, or by hazards found on your property for which you are found legally liable
- Your attorney and legal defense fees, including associated court costs
- Personal liability for incidents that occur on or off your property
- Protection against non-business related personal injury claims like libel, slander, wrongful eviction, etc.
- Additional protection above your basic auto policy for auto-related liabilities
What is typically not covered?
- Intentional damage caused by you or a member of your family/household
- Liability that you accept through the terms of a contract
- Damage to property you own, maintain or use
- Damages from business or professional activities
- Liability related to the ownership, maintenance and use of aircraft, non-traditional watercraft (jet skis, air boats, etc.) and most recreational vehicles
- Damage covered under a workers’ compensation policy
